How can I improve my property ranking?

There are many ways to improve your ranking. 

Your ranking is a direct reflection of how Members feel about your property (see What is Member House Score). To maintain a good ranking, try to:

  • Provide a positive move-in experience for your Members
  • Respond quickly to maintenance requests
  • Direct Members toward the appropriate outlets for non-maintenance issues
  • Rate Members for positive and negative behavior
  • Communicate clearly and often with Members
  • Visit your PadSplits on a regular basis to stay ahead of unreported issues. We also know Members feel more accountable when they can put a face to the property! 

Remember that your ranking reflects your position compared only with other PadSplits. 

Prospective Members will not see your numerical ranking and will not see ratings from other Members. 

If you want to rise in the ranks, consider going above and beyond, for example:

  • Hiring a cleaner 
  • Responding to Member feedback, even when it seems unnecessary 
  • Installing smart locks on bedroom doors
  • Replacing outdated finishes
  • Adding thoughtful touches 
  • Understanding your Members and their needs

How are property rankings calculated?

Property rankings are calculated using reviews that Members leave for your property. All of your property reviews can be viewed under the House Score tab on your Host performance page. 

We use a composite score and bayesian statistics to calculate your ranking. This means that no one Member can unduly influence your score and you’ll have a rank even if you only have one review.

Here’s how it’s calculated: 

We average each score that a Member has provided for you during their stay at your property so the Member has one composite score. 

We then average all scores from all Members who have stayed at your property to give a property score. 

We only use reviews that were left in the last year to make sure that your scores aren’t permanently influenced by a particular group of Members. 

How is the ranking used?

Members can sort property listings by ranking, with the highest ranked properties showing at the top of the results within the search area. This means that if you have a better ranking, more Members will see your property in their search results if they use this filter. You’ll get a broader group of prospective Members and your property is likely to be booked faster.
