  • A valid ID

We’ll ask for a photo of your ID to verify your identity. This can include a driver’s license, passport, or other form of government-issued identification. 

  • Proof of income

We verify income to match you with rooms that fit your budget. Income can be identified in two ways: 

  • Automatic verification with Plaid
  • Uploading a few important documents, like pay stubs or benefit statements

Not on a traditional 9-5 schedule? No problem. Income from Social Security, part-time work, disability benefits, and gig work all qualify.

  • A form of payment
    • Unlike traditional apartments, which typically charge $50 or more in application fees, we only require a $19 application fee. If your application is not approved, we’ll refund this fee (you really have nothing to lose). 

Do I qualify for PadSplit?

Here’s the basic criteria you need to meet to become a PadSplit member:

1. At least 18 years old

2. Pass our background screening. A criminal history alone won’t disqualify you, but felony convictions within the past seven years may affect your approval.

3. Display good rental history and have one or fewer evictions within the past seven years. 

4. Have some credit history, though we do not require a minimum credit score. If you have a credit freeze on your account, make sure to lift it before applying.

What could affect my application?

Once you’ve confirmed you meet those criteria, here’s an honest look at a few things that could affect your application:

Criminal history that poses a safety risk

A criminal record alone won’t disqualify you, but certain offenses may affect your approval. You can review the full details here.

Evictions or poor rental history

If you’ve had several evictions, a pattern of late rent payments, or a history of property damage and lease violations, your application may be affected. However, we understand that circumstances change. If you can demonstrate improved financial stability and a stronger rental history, we encourage you to apply. 

Unverifiable or insufficient income

We check to make sure you have a reliable income to cover weekly payments. We may decline your application if we can’t verify your income or if your earnings don’t meet the affordability requirements for the room you’ve chosen.

Past issues in shared living

PadSplit is a shared living community, and we look for members who are committed to being good housemates. If you have a history of disruptive behavior or past violations of community guidelines, your application may be affected.

False or incomplete application information

We run a background screening on all applicants, so please make sure everything you submit is accurate and complete.

Owing a balance to PadSplit

If you previously lived in a PadSplit and have an unpaid balance, we cannot approve you until that balance is resolved. 

How fast will I get an answer?

Some applications are approved instantly. Others take around two to five days to review. The fastest applications are the ones with complete, accurate information. 

Here’s how to help things move quickly: 

  1. Ensure your ID photo is clear. For best results, photograph your physical ID.
  2. Use Plaid to automatically verify your income, if possible. This is a key factor in how quickly your application is processed!
  3. Make sure your personal information is accurate and matches your government-issued ID. 

What happens if I’m not approved? 

A denial isn’t the end of the road. If you’re not approved for PadSplit, you’ll receive an update explaining why you weren’t approved. Once you’ve addressed the issues for why you were denied, such as insufficient proof of income or unpaid balances, we encourage you to apply again. Many members are approved on their second attempt once they’ve addressed the initial issue.

How can I apply with multiple occupants?

PadSplit isn’t just for solo renters. If you’re looking for a place for you and a partner or child, there are rooms designed for more than one person. The process of applying with multiple occupants is mostly the same, but there are a few key differences. 

Here’s a breakdown of the next steps to take: 

  • All occupants 18 years of age or older need to apply for PadSplit membership. However, only one person needs to submit income verification. 
  • Use the “Allows multiple occupants” filter to find eligible rooms—but still read each host’s policies closely and message them before booking to confirm.
  • Once the host has confirmed, you can finalize your booking. 

Keep in mind that room rates are based on a single occupant. Some hosts may charge more for multiple occupants, so it’s worth asking about pricing when you reach out.

Do I need host approval? 

Some PadSplit hosts like to review booking requests before approving a booking. This helps to make sure all members in a home mesh well.

When booking a room that requires a host’s approval, take a moment to write a short note introducing yourself—mention your situation and why you’re interested in that specific room. Communication always goes a long way!

Some hosts may also request a brief phone call, so keep an eye on your phone in the days after you apply.

I’m approved! How do I book a PadSplit room?

Congratulations on being approved for PadSplit membership! Here’s what comes next.

Check your approved PadSplit room rate

Once you’re approved for a PadSplit membership, our team will designate your approved room rate. Your room rate is specific to your income to ensure you avoid spending too much on a room and can make the weekly payments. 

For W-2 workers and independent contractors (1099 workers): Your weekly rent will never be more than 50% of your verified weekly income.

Example: If you receive $600 per week from a W-2 job, your maximum rent would be $300 per week.

For Social Security income recipients: Your weekly rent will never be more than 66% (two-thirds) of your weekly income.

Example: If you receive $600 per week in Social Security income, your maximum rent would be $400 per week.

What do I need to bring with me before moving into a PadSplit?

PadSplit rooms come fully furnished, but you’ll want to bring a few personal essentials when you move in: linens such as sheets, a comforter, and towels; cleaning supplies; and kitchen basics like pots and pans.

We also encourage you to pack a few decorations to really make your space feel like home, such as: 

  • A television
  • Small tables or lamps
  • A mini-fridge

Keep in mind that some PadSplit rooms already include these items.

Is there anything I can’t bring with me? 

To keep the space secure and comfortable for everyone, there are a couple of things we ask you to avoid moving in when you arrive:

  • Large furniture, such as mattresses, desks, and couches. 
  • Space heaters or cooking appliances intended for your bedroom, such as a microwave or hot plate. 
  • Pets, unless they are registered as Emotional Support Animals or Service Animals. If you plan to bring one, you must register it with PadSplit in advance before booking a room. 

A few more things worth knowing

Q: When will I get my door code for my PadSplit? 

A: You’ll receive all details about your new home, including its address, door codes, and move-in instructions, by 9:30 AM EST on your move-in day. These will be available in a welcome email and on your member dashboard. 

Q: How far ahead can I book my room?
A: Some rooms can be booked up to two weeks in advance. Every room is different, so check the listing you’re interested in to see if advanced booking is available. 

Q: How long is my application valid for?
A: Your background screening is valid for 270 days, while your income verification is valid for 90 days. If either expires, just upload current income documents or submit a quick re-application to get back on track.
