Move-in reviews are based on the Member's first impression of your property and their initial experience. A positive move-in sets the tone for their entire stay and directly impacts the reviews and ratings that appear on your listing. Here's how to create an outstanding move-in experience:
Pre Move-in Preparation
Booking Confirmation
Set clear expectations from the start by communicating:

House Rules: Quiet hours, guest policies, and general conduct expectations

Services & Maintenance: What you provide for trash pickup, cleaning, pest control and how often these occur

Supplies: If you provide essentials like toilet paper, soap, paper towels, or trash bags and restocking schedule

Parking: Clear instructions on where and how Members should park

Move-in: When move-ins are supported by your team
Room and Property Preparation
Ensure that the room is 100% ready for a smooth move-in and that the shared spaces are well maintained
- The room should be clean and contain all of the furniture included in the listing
- Door code for the home and room should be entered via your dashboard. Confirm that the codes are correct.
- Provide detailed move-in instructions and enter them into your dashboard
- Make sure that shared spaces give a good impression
- Outstanding maintenance issues should be addressed
Move-In Day Excellence
- Ensure you or your property manager is available on move-in day. Check your phone and messages regularly—members may have questions about access, locks or utilities.
- Excellent attention to the Member on their move-in day can often make up for any missteps
Follow Up After Move-In
- Follow up to confirm everything went smoothly
- Be flexible with reasonable requests (light bulb replacements, questions about shared spaces)
- Encourage completion of the move-in survey
