Is PadSplit a short-term rental?

September 16, 2025

When people first hear about PadSplit, they sometimes wonder if it works like Airbnb© or VRBO©. While those platforms are designed for quick stays, often just a few nights or weeks, PadSplit was built for something different: affordable, longer-term housing for workers in the community.

Most PadSplit members commit to a 12-week stay, and many extend their time to 6 to 12 months or more. The average tenure of a PadSplit Member is 9 months. This makes PadSplit a reliable housing option for people who need stability without being tied to a traditional year-long lease.

PadSplit also differs from Airbnb© or VRBO© in an important way. Unlike other short-term rentals, PadSplit is designed to allow its members to save enough money to afford the move-in costs of their next apartment.

How commitments work at PadSplit

PadSplit offers two commitment options, so members can choose the level of flexibility they need.

Standard 12-week plan

The Standard 12-week plan gives you PadSplit’s best weekly rates while you settle into your new home. After 12 weeks, your membership automatically shifts to a week-to-week arrangement, so you keep flexibility without a long lease. If you move out early, there’s a two-week dues charge, but you can always transfer to another PadSplit home at no penalty.

Premium flexibility upgrade

For members who need more freedom, the Premium Flexibility Upgrade is available. While all PadSplit stays require a minimum of 31 days, this plan allows you to pay a one-time $175 fee upfront to move out early if needed. It’s a good option if your plans are uncertain, but you still want the benefits of PadSplit housing.

Benefits in all plans

No matter which plan you choose, every member enjoys:

Why PadSplit isn’t short-term housing

Short-term rentals are designed for temporary visits and often come with high nightly rates and unpredictable availability. PadSplit is different. It was created to provide affordable, longer-term housing with built-in flexibility. Members have private, furnished rooms and share common areas like kitchens and laundry spaces, which helps keep costs lower while fostering community.

For many, PadSplit offers the best of both worlds: more stability than short-term rentals, and more flexibility than a traditional year-long lease.
