As a PadSplit Host, the start of a new season comes with a list of to-dos. With summer right around the corner, it’s time to start crossing things off the checklist for your property. Be sure to connect with your PadSplit property manager soon so you can spend the summer relaxing, not worrying about property maintenance. 

Clean air conditioner filters

If you have central air, remember to clean the filters at least once a month during those extra hot months in order to keep them working efficiently. Clogged filters interfere with airflow and increase the energy needed, aka more money out of your pocket.

Gutters

After a long winter, gutters can be clogged with leaves and other gunk. If rainwater can’t flow through the gutter and out onto the ground properly, it can cause leaks and major damage to your home. You should be clearing out your gutters twice a year and summer is a great time to do so. 

Sprinklers

It’s important to have your sprinklers up and running by the time summer temperatures resurface. Spring showers have come and gone, so you’ll need to be sure your plants are getting extra water. Inspect your sprinklers for clogs and leaks to make sure they’re good to go for the hot season ahead. 

Pest control

When temperatures rise, so does the number of unwelcome guests in the home, especially bugs. Whether they’re in search of food, water, or shade from the heat, these pesky little insects can be a pain to get rid of. Inspect your property for holes and gaps, caulk windows, and get an exterminator involved if they continue appearing. 

Ceiling fans

Now’s the time to clean off all that dust and fluff that has collected on them over the last few months. Then be sure to reverse the direction of your fans so they spin counterclockwise—this helps to push the air directly downward for a better breeze. To do this, just wait for your fan to shut off, locate and press the direction switch, then turn the fan back on.
