How does PadSplit screen members?

PadSplit is committed to creating safe, welcoming communities for everyone. To become a Member, applicants must meet the following criteria:

  1. Age: 18 or older. However, minors are permitted as second occupants of approved PadSplit Members. 
  2. Background Screening: Applicants may undergo a national level criminal background screening. Applicants with felony convictions in the last 7 years may be barred from Membership. Consistent with fair housing guidance from HUD, PadSplit does not disqualify Membership for arrests.
  3. Rental History: We review past rental experiences. Applicants with more than one eviction in the last 7 years may be barred from Membership. Consistent with fair housing guidance from HUD, PadSplit only considers non-dismissed civil court evictions.
  4. Identity Verification: We use a third-party provider to confirm Member identities. Applicants will need to have a valid U.S. issued government ID and are required to provide an SSN or ITIN. Holders of a valid U.S. visa can also apply.
  5. Financial Responsibility: We'll need proof of income or upfront payment of dues. For details, see PadSplit's income requirements here.

 

Additional Screening 

Pre-Approved Bookings takes the guesswork out of finding great members. Instead of manually reviewing every booking request, you automatically approve members who have already been evaluated against a stricter set of quality criteria — including their PadSplit rating, eviction history, ID verification, and more. Our pilot data shows that pre-approved members have a 25% lower termination rate than the general member population, meaning fewer disruptions and more stable income for you. Properties with Pre-Approved Bookings enabled also tend to fill faster. You stay in full control — the setting is per-property and can be changed at any time.

Maximum Efficiency: Properties booked faster, with 20% less vacancy time.

Total Flexibility: This is set at the property level. You can toggle it on or off for specific properties at any time.

Important to Note: 

No screening process, including this one, can guarantee member outcomes. What the pilot data shows is that pre-approved members perform meaningfully better than the general population, and we will continue refining the criteria as we learn more.
