HostGuard powered by EmpoweredRE Insurance
HostGuard is PadSplit's Host Protection Program — built-in coverage that protects hosts from certain expenses incurred while your property is listed on the PadSplit Platform. Powered by Empowered RE, Insurance, Inc. and administered by Reserv, HostGuard is automatically included in your room pricing with no separate policy or signup required. All PadSplit hosts are eligible, and coverage activates on the move-in day of every new booking and transfer.
Beginning in August 2026, HostGuard will apply to all new members joining the platform and any existing members who transfer to a new PadSplit property. Any Member who submits a booking request and moves into a room in your portfolio after August 4, 2026 is automatically included. As a result, any new property brought onto the platform will have full coverage.
Hosts can confirm if a Member is covered under HostGuard by navigating to the Rooms page under the Manage tab.
The program is funded through a 2.25% increase in member transaction fees, which amounts to approximately $4 per week based on an average room rate of $175/week.
HostGuard is automatically included for any Member who books or transfers into your portfolio. As a True Owner, you can also opt your existing portfolio without having to wait for a new booking or transfer.
To opt in, simply Email support@padsplit.com and let us know you'd like to opt your portfolio into HostGuard. Please note that only Hosts with True Owner designation can request this.
Important to Note:
The transaction fee PadSplit deducts from each Member's dues will increase from 2.75% to 5%. The additional 2.25% pays for your HostGuard coverage.
Your Members' dues will not change, so they won't pay anything extra. Instead, your payout will be 2.25% of each Member's dues lower than it is today. For example, if a Member pays $200 per week, you'll receive $4.50 less per week.
If you'd like to offset this, you can raise the Member's rate. Instructions on increasing a Member’s rate can be found HERE.
HostGuard offers protections for property damage, evictions, and general liability. It also protects against occupancy-related code enforcement actions.
You can find more details on coverage here.
HostGuard is not a replacement for your existing property insurance and does not cover losses or damages from events unrelated to PadSplit Members or the PadSplit model. Hosts are required under their Host Agreement to maintain appropriate property insurance coverage independently.
Follow the claims process linked here. Claims are subject to approval by PadSplit and a Host contribution.
To submit a claim, you will need to provide the Member’s Occupancy ID number (OID). You can find the OID by navigating to the Member’s profile on your Host Dashboard.
Hosts may file an eviction claim under HostGuard once a Member's PadSplit membership has been terminated, which marks the start of the business interruption period.
Before filing, please ensure the Member has been moved to "Eviction" status in the PadSplit system — this ensures the eviction is properly documented and supports your claim. Hosts will need to submit the Member’s eviction packet during the claims process. This can be downloaded from the Member profile on your Host Dashboard at the point of termination. For further information, please refer to Preparing for an Eviction.
